What Drives the Price in Las Vegas

Glass: low-E with argon cuts summer heat gain; triple-pane rarely pays back here.
Size and style: large, sliding and picture windows cost more than standard double-hung.
Insert or full-frame: full-frame on stucco needs patching and takes longer.
HOA rules: style and color approval comes before ordering.

Before You Sign

Four permit offices cover the valley: Clark County, the City of Las Vegas, Henderson and North Las Vegas. Your contractor pulls the permit; HVAC change-outs, water heaters, repipes, panel changes, solar, pools and patio covers all need one. Like-for-like shingle re-roofs and window replacements generally do not.
Nevada gives you three business days to cancel a door-to-door sale (NRS 598.230).

Frequently Asked Questions

How much do replacement windows cost in Las Vegas?
$330 to $470 per window installed for standard-size vinyl low-E double-pane, and about $3,300 to $7,100 for a whole house of 10 to 15 windows. Builder-grade windows in 1990–2009 homes are the usual reason to replace.
Do new windows lower a Las Vegas power bill?
Yes, mainly in summer. Low-E glass with argon fill cuts the heat coming through the glass, which is the biggest load on a Las Vegas air conditioner. Triple-pane is rarely worth the premium here; low-E double-pane is.
Do I need a permit to replace windows in Las Vegas?
Generally not for a same-size replacement in the existing opening. Enlarging an opening, adding a window, or changing egress needs a permit.
Can my HOA stop me from replacing my windows?
Master-planned communities such as Summerlin and Green Valley require an architectural review before exterior changes, and a like-for-like replacement in the approved style is the simplest case. Submit the window style and color to the HOA before ordering.
How long does a window replacement take?
One to three days for a whole house with insert replacements; longer for full-frame replacements on stucco, which need patching.
