Roof Cost by Job (Las Vegas)
Most valley homes have concrete tile. The tile lasts about 50 years, but the underlayment under it lasts 20 to 30, and the 1990–2009 homes are reaching that age now.
Tile Re-roof (New Underlayment)
$6.60–$8.25 /sq ft
Lift tiles, new underlayment and flashing, relay tiles. About $12,500–$15,700 on a typical 1,900 sq ft roof.
Architectural Shingle Replacement
$10,500–$13,100
On a roof of about 2,300 sq ft.

What Drives the Price in Las Vegas
Roof size and pitch: measured from satellite imagery for your address.
Tile or shingle: a tile re-roof re-uses the tile and replaces what is under it.
Broken tile: older tile breaks when lifted; replacement tile adds to the job.
Flat and foam sections: common on older homes and priced separately.
Re-paper, don’t replace. On a tile home the usual Las Vegas “re-roof” is new underlayment under the same tile, which is why it costs far less than a new tile roof.
Before You Sign
Four permit offices cover the valley: Clark County, the City of Las Vegas, Henderson and North Las Vegas. Your contractor pulls the permit; HVAC change-outs, water heaters, repipes, panel changes, solar, pools and patio covers all need one. Like-for-like shingle re-roofs and window replacements generally do not.
Nevada gives you three business days to cancel a door-to-door sale (NRS 598.230).
Frequently Asked Questions
How much does a new roof cost in Las Vegas?
About $10,500 to $13,100 for an architectural shingle replacement on a 2,300 sq ft roof, and $6.60 to $8.25 per square foot of roof for a tile underlayment replacement, which is the usual "re-roof" on a tile home ($12,500 to $15,700 on a typical 1,900 sq ft roof). Permitted tile and flat-roof jobs in Clark County run between $10,000 and $20,000.
Why do Las Vegas tile roofs get re-papered instead of replaced?
Concrete tiles last 50 years, but the underlayment beneath them lasts 20 to 30, and the 1990–2009 homes are reaching that age now. The job is to lift the tiles, replace the underlayment and flashings, and reset the tiles.
Do I need a permit to re-roof in Las Vegas?
It depends on the job. A like-for-like shingle re-roof generally does not need one in the valley; tile-to-tile work, flat roofs and anything structural does. Your contractor confirms with the right office.
Do monsoon storms damage roofs here?
Yes. Summer monsoon rain finds every cracked tile and worn flashing, and flat roofs on older homes pond water. A roof inspection after the first storm is cheap next to an interior repair.
Does a new roof help with insurance?
Insurers weigh roof age and condition, and a documented replacement helps on renewal and when switching carriers. The estimate gives you the number before you call your agent.
