What Drives the Price in Las Vegas
Size: priced per square foot of cover.
Style: lattice, solid-insulated and freestanding covers each price differently; insulated panels cost more.
Electrical: lights and a ceiling fan add to the job and need an electrical permit.
HOA approval: most master-planned communities require it before the permit.
No vinyl figure here. Clark County permit records show almost no vinyl patio covers, so this guide does not quote a vinyl price.
Before You Sign
Four permit offices cover the valley: Clark County, the City of Las Vegas, Henderson and North Las Vegas. Your contractor pulls the permit; HVAC change-outs, water heaters, repipes, panel changes, solar, pools and patio covers all need one. Like-for-like shingle re-roofs and window replacements generally do not.
Nevada gives you three business days to cancel a door-to-door sale (NRS 598.230).
Frequently Asked Questions
How much does a patio cover cost in Las Vegas?
About $1,800 to $4,600 for a 200 sq ft prefabricated aluminum (Alumawood-type) cover, and $5,000 to $40,000 for a custom-built cover. Permit records across the valley put prefab covers between $2,000 and $5,500, with a typical job near $3,300.
Do I need a permit for a patio cover in Las Vegas?
Yes, a building permit, in every valley jurisdiction, and your HOA usually has to approve it too. About 2,500 patio covers are permitted in the valley each year.
Which neighborhoods build the most patio covers?
The newest ones: Skye Canyon, Summerlin West, Mountain’s Edge, Southern Highlands and the southwest, where backyards are still bare. Older neighborhoods add them when the yard is redone.
Aluminum or wood in Las Vegas?
Aluminum. Wood dries, cracks and needs staining every few years in the desert, and most HOAs accept the aluminum profiles. Insulated-panel covers cost more and make the patio usable longer into summer.
Can I add a fan, lights or a misting system?
Yes. The estimate prices lights and a ceiling fan as add-ons; a misting system is quoted by the contractor. Electrical work on the cover needs a permit; a misting line usually does not.
