Casita Cost by Size and Finish (Las Vegas)

A backyard casita in the Las Vegas valley costs about $88,000 to $194,000 for a typical 600 sq ft one-bedroom, or roughly $130 to $290 per square foot, before utility hookups and permit fees. Since July 1, 2026, Nevada’s AB 396 lets homeowners in Las Vegas, Henderson and unincorporated Clark County build one, with a full kitchen.

Source: the National Building Cost Manual, adjusted for Las Vegas. Includes the building itself, foundation to finishes (framing, roof, windows, doors, insulation, drywall, flooring, kitchen and bath fixtures, plumbing, electrical and HVAC inside the structure). Not included: water, sewer, gas and power runs from the house or street, a separate meter, impact, connection and permit fees, grading, retaining walls, driveway and landscaping.

What Drives the Price in Las Vegas

Size: a 400 sq ft studio and an 800 sq ft two-bedroom are different projects; most of the spread is square footage.
Utilities: a new sewer tap, a separate electrical sub-panel or a gas line can add five figures; sharing the main house’s service is cheaper.
Finish level: builder-grade versus a rental-ready kitchen and bath is the other big lever.
Site work: slab, grading, block walls, moving a pool-equipment pad or a tree.
Plan check and permits: Clark County plan check runs about $200 to $800 and the building permit $500 to $2,500 depending on project value.
Prefab vs stick-built: prefab units cut labor but still need the slab, utilities and permits.
What permit records show. Clark County permitted 57 new detached casitas from January 2025 to October 2026, median size about 600 sq ft. Most were owner-builder, whose declared values leave out their own labor; the 22 contractor-built ones had a median declared value near $123,600, and the 530โ€“910 sq ft ones clustered between $80,000 and $140,000, in line with the ranges above. The rules themselves are in our Las Vegas casita law guide.

Before You Sign

Four permit offices cover the valley: Clark County, the City of Las Vegas, Henderson and North Las Vegas. Your contractor pulls the permit; HVAC change-outs, water heaters, repipes, panel changes, solar, pools and patio covers all need one. Like-for-like shingle re-roofs and window replacements generally do not.
Nevada gives you three business days to cancel a door-to-door sale (NRS 598.230).

Frequently Asked Questions

How much does it cost to build a casita in Las Vegas?
About $88,000 to $194,000 for a typical 600 sq ft casita, or roughly $130 to $290 per square foot of finished space, before utility hookups and permit fees. Size and finish level drive most of the spread: a 400 sq ft standard studio starts near $71,000 and an 800 sq ft high-end build reaches about $231,000. The estimate prices your size and finish before you talk to a builder.
How much does it cost to convert a garage to a casita in Las Vegas?
$44,500 to $97,600 for a 400 sq ft garage converted to a casita with a kitchen and bath, depending on finish level. A plain conversion to a bedroom with no kitchen costs less; there is no Las Vegas source for that number yet, so it is not quoted here.
Can I build a casita on my Las Vegas lot now?
In most cases, yes. Nevada's AB 396 (NRS 278.257) took effect July 1, 2026. The City of Las Vegas removed its minimum lot size and allows a full-kitchen casita without a special use permit (Ordinance 6963, one casita per property); unincorporated Clark County dropped its lot-size limits but still requires a special use permit on lots under 4,000 sq ft; Henderson updated its rules in fall 2025 to comply. Setbacks, height and size limits still apply and vary by zoning district.
Do I need an HOA approval for a casita?
Usually yes, in addition to the city or county permit. AB 396 governs what the jurisdiction allows; your HOA's architectural rules still apply to anything visible from the street or a neighbor's yard, so submit the plans to the HOA before you pay for permits.
What permits and fees does a casita need in Clark County?
A building permit with plan check, plus trade permits for electrical, plumbing and mechanical. Plan check typically runs $200 to $800 and the building permit $500 to $2,500, scaled to the project value. Your contractor pulls them from the office that covers your address: Clark County, the City of Las Vegas, Henderson or North Las Vegas.
Can I rent out a casita in Las Vegas?
A long-term rental is generally allowed under the new rules. A short-term rental (under 31 days) is a separate license that Clark County and the valley cities restrict heavily, and building a casita gives you no right to one. If the plan is nightly rental income, check the short-term rental rules for your jurisdiction before you build.
Prefab or stick-built: which is cheaper in Las Vegas?
Prefab usually wins on labor and schedule, but the slab, utility connections, permits and site work cost the same either way, and those can be a third of the total. Compare builders on the whole project, not the unit price; the estimate's range covers the building itself and says what it leaves out.
