Why Las Vegas Contractors Quote Such Different Prices for the Same Job

Las Vegas Valley · Updated October 2026
The short version: Most of the gap between two Las Vegas quotes is scope: different equipment, different prep, a permit included or left out. Permit records show how wide the real spread is. The middle half of permitted solar jobs in unincorporated Clark County ran $14,000 to $30,505, pools $40,000 to $91,085, and a patio cover can be a $2,880 prefab or a $14,000 custom build. Put every quote on the same written scope and most of the gap explains itself.

What the permit records show

Every permitted job in the valley carries a declared value. Across Clark County, the City of Las Vegas and Henderson, the middle half of jobs (the 25th to 75th percentile) looked like this:

Why some jobs spread wide and others don’t

Look at the repipe line: the middle half sits inside about $1,800. Those jobs are nearly identical across the valley: a slab home, PEX supply lines through the attic, one to two days of work. When the scope is the same, the prices are close.

Solar, pools and patio covers spread wide because the scope varies: system size and a battery or not; a plain pool or one with a spa, water features and decking; an aluminum kit or a custom wood or steel cover. Two quotes for “solar” or “a patio cover” can describe very different jobs.

What makes two quotes differ

  1. Equipment: brand, size and efficiency tier. On an AC, a 5-ton high-efficiency system and a 4-ton standard one are different jobs.
  2. Prep and demo: tearing out the old floor, roof or concrete, and hauling it away.
  3. The permit: included in the price or left to you.
  4. Exclusions: drywall and stucco patching, painting, electrical upgrades, HOA submittals.
  5. Timing: AC change-outs peak from late May through September, when contractors are busiest and prices firmest.

How to compare quotes

Get every quote in writing with the same line items, and ask each contractor what is excluded. Check the license on the Nevada State Contractors Board site. Before anyone comes out, price your project on GetProEstimate, so you know the range for your own home; the contractor you work with through GetProEstimate quotes to the same scope you saw.

Sources: permit records pulled by GetProEstimate from the City of Las Vegas open-data permits layer, Clark County’s Accela building-permits report and the City of Henderson permits service, January 2025 to October 2026. Values are what contractors declared when they filed, not final invoices.

Frequently Asked Questions

Is the cheapest Las Vegas quote a bad sign?
Not by itself. Check what it leaves out: permit, haul-off, patching and equipment tier are where low quotes usually differ. If the scope matches the others, a lower price can simply be a leaner shop.
Why did my AC quotes differ by thousands of dollars?
Usually system size, efficiency tier and the ducts. Las Vegas homes commonly run 4- and 5-ton systems, and replacing ducts or moving to a heat pump changes the job. Ask each contractor for the tonnage, efficiency and duct work in writing.
How do I check a Las Vegas contractor’s license?
Search the license number or business name on the Nevada State Contractors Board site, nscb.nv.gov. Check that it is active and that the classification fits the work.
Are permit values the real price of a job?
They are what the contractor declared when filing, which tracks the contract on bigger jobs like solar, pools and patio covers. Over-the-counter permits such as AC change-outs and water heaters carry a nominal value, so they say nothing about price.
