Most of our work is in the City of San Diego, but we estimate and refer across the county — Chula Vista, Escondido, Oceanside, El Cajon, La Mesa, National City, Santee, Poway, Vista and San Marcos.
A few things genuinely differ by city rather than being marketing filler. Chula Vista issues its own permits through its Development Services Department rather than going through the City or County of San Diego, and much of eastern Chula Vista — Eastlake, Otay Ranch, Rancho del Rey — sits under HOA architectural review that runs separately from, and often slower than, the permit itself. Poway and Santee have their own building departments too. In the coastal cities, Oceanside and Vista, salt air is a real factor in how long exterior finishes and roofing last.
Housing age matters as much as the city line. Older stock in La Mesa and National City is more likely to turn up a second layer of roofing, pre-1978 lead paint, or electrical that triggers a code upgrade once a job opens up — the kind of thing an estimate cannot see from above, which is why one contractor still walks the property before anything is signed.
