What this calculator is actually doing

Most roofing calculators online take a national average and adjust it by ZIP code. This one prices the job the way an estimator would: it separates materials from labor, applies published unit costs from a contractor cost book, and adjusts each for the region — because local labor varies far more than material does.

The output is a range, deliberately. A single number would imply we know things about your roof that nobody can know from a screen: whether the decking underneath is sound, whether there is a second or third layer of old roofing to tear off, what the flashing looks like. A range that admits its own limits is more useful than a precise number that turns out to be wrong.

Why the square footage question matters more than you'd think

Your roof is not the same size as your floor plan. Most tools multiply your home's square footage by a fixed factor and call it a roof.
