CoolWall in Las Vegas: Is a Heat-Reflective Coating Worth It?

Las Vegas Valley · Updated October 2026
The short version: CoolWall by TEX-COTE is a thick exterior coating with pigments that reflect the sun’s heat. In a two-year Department of Energy study the manufacturer cites, cooling costs fell 4.2% to 21.9% depending on climate, color and construction. It costs about twice a quality repaint; a standard repaint of a one-story Las Vegas stucco home runs about $6,500 to $8,000. The valley’s sun and cooling season make it one of the strongest cases for it anywhere.

What it is

CoolWall is applied over stucco like paint but builds a much thicker film. Its pigments reflect infrared light, the part of sunlight that heats a wall, so a coated wall runs cooler and less heat moves into the house. Like an elastomeric coating, it also bridges hairline stucco cracks. If you searched “elastomeric,” CoolWall is usually the product you were picturing, with the heat reflection added.

What the research says

The manufacturer cites a two-year Department of Energy study at Oak Ridge National Laboratory that measured cooling-cost reductions of 4.2% to 21.9%. The spread is the honest part: savings depend on your climate, the color, how the house is built and how much wall faces the sun. A California Energy Commission report on solar-reflective walls reached the same general conclusion: reflective walls help most in hot, sunny climates.

Why Las Vegas is the strong case

Sun is the wear factor here, not moisture. South- and west-facing stucco fades and chalks years before the north wall, which is why a valley repaint is often every five to seven years in standard paint. Long, hot cooling seasons mean any cut in wall heat shows up on more months of power bills than on the coast.

The cost math

A standard two-coat acrylic repaint of an 1,800 sq ft Las Vegas home runs about $6,500 to $8,000 for one story and $8,500 to $10,300 for two, with pressure washing, crack patching and masking. CoolWall costs about twice a quality repaint. Whether it pays back depends on your cooling bill and how long you keep the house: a large summer bill and a long stay make the case; a small bill and a sale in a few years usually don’t.

Questions to ask before you sign

  1. Is it the CoolWall system, applied by an installer TEX-COTE recognizes? The warranty depends on it.
  2. What does the warranty cover, in writing? “Lifetime limited” means read the terms.
  3. What prep is included? Pressure washing, crack repair and masking should be line items.
  4. Has the HOA approved the color? Master-planned communities keep an approved palette.

Frequently Asked Questions

Does CoolWall really cut cooling bills in Las Vegas?
The manufacturer cites a two-year Department of Energy study showing cooling-cost reductions of 4.2% to 21.9%, depending on climate, color and construction. Hot, sunny walls like those on a Las Vegas home are where the higher end is most likely.
How much does CoolWall cost in Las Vegas?
About twice a quality repaint. A standard repaint of an 1,800 sq ft one-story Las Vegas home runs about $6,500 to $8,000, and $8,500 to $10,300 for two stories.
Is CoolWall the same as elastomeric paint?
Both are thick coatings that bridge stucco cracks. CoolWall adds heat-reflective pigments and a longer warranty, at a higher price.
Does my HOA have to approve CoolWall?
In master-planned communities, yes: Summerlin, Green Valley, Aliante, Mountain’s Edge and most Henderson associations review exterior color and product changes. Submit both before work starts.
